Property Sale Registration

This guide explains how to proceed with a full sale registration at the Dubai Land Department (DLD) between seller and buyer.

Step 1: Prepare the documents

You’ll need:

  • Title Deed
  • Memorandum of Understanding (MOU) or Contract F
  • NOC from developer
  • Seller’s Passport & Emirates ID
  • Buyer’s Passport & Emirates ID
  • Contact details for both parties
  • Power of Attorney (if applicable)

Step 2: Fees

  • DLD fee: 4% of sale price + AED 580 (apartment/villa) or AED 430 (land)
  • Trustee fee:
  • AED 4,000 + AED 200 (VAT) for properties ≥ AED 500,000
  • AED 2,000 + AED 100 (VAT) for properties < AED 500,000

Step 3: Payment methods

  • DLD: Manager’s cheque or card/online link
  • Trustee: Card, cash, or manager’s cheque

Step 4: Service time

Usually 15–30 minutes after submission of all documents and fees.

Step 5: Finalisation

Once registered, the buyer becomes the new legal owner.

  • Ensure all IDs are valid
  • Get developer NOC in advance

  • Keep payment receipts
